Septic Permits
Private on-site sewage systems serving a single lot with a total daily design flow of less than 10,000 litres per day are regulated under Part 8 of the Ontario Building Code (OBC). All septic systems must be designed and constructed to meet the maximum potential occupancy and use of a residence, regardless of whether the property is used seasonally, year-round, or has low occupancy.
Property owners are responsible for obtaining the required permits for septic system installation, alteration, repair, replacement, or decommissioning and ensuring the design complies with all applicable laws such as the planning act and MTO etc.
A septic permit is required for projects including, but not limited to:
- Construction of a new home or cottage
- Installation of a leaching (grey water) pit, or holding tank
- Replacement or repair of an existing septic tank or leaching bed
- Decommissioning or demolition of an existing sewage system
- Construction or expansion of commercial or industrial facilities with a design flow of less than 10,000 litres per day
When enlarging or renovating a home/cottage, adding additional structures with living area/fixtures/ bedrooms (i.e. bunkie or boathouse) or changing the use of a property, it is the property owner’s responsibility to ensure that the existing sewage system can accommodate a potential increase in daily design sewage flow. A sewage system capacity review application will be required and can accompany a building permit application or may be submitted prior to plans being commissioned or submitted to Seguin Township Building Department. The applicant must submit a copy of the application, previously issued sewage system permit(s) (Certificate of Approval / Sewage System Building Permit) and completion certificate(s) (Use Permit/Notice of Completion) for the existing sewage system(s). If the applicant does not have a copy of the permit or completion certificate for the sewage system, the municipality will perform a record search and provide additional direction when necessary. If permits or completion certificates are not available for
the sewage system, a detailed report from a licensed/qualified (BCIN holder) professional may be deemed acceptable if sufficient information is provided to carry out the assessment.
Sewage systems with a design capacity greater than 10,000 litres per day, as well as communal (off-lot) systems, are regulated by the Ministry of Environment.

Permit fees are based on the chart above as per Schedule A of By-law 2026-033. Please refer to By-law 2022-052 for further information.
Yes a site plan is an essential and required document with your permit application, as well as a cross section. Please refer to our application guide for examples.
The site plans must include:
- Property owner’s name and property address (civic)
- Lot size, property dimensions, roads, existing rights-of-way, easements, or municipal/utility
corridors - Show and identify neighboring properties, including wells with well type (indicate if none)
- Show location and size of all proposed and existing sewage system components
(tanks, pump chambers, alarms, distribution bed) and the test pits - Show the direction of surface water flow, as well as any surface water (i.e. creek, pond,
lake) on or adjacent to the property and provide the common name - Indicate direction of North on the site plan
- Indicate distances to all utilities (i.e. telephone, Hydro lines above and below ground); and
- Show the distances from pipes in bed and tank to ALL buildings, structures, property lines,
surface water, easements, rights-of-way, driveways and wells
The cross section must indicate:
- Property owners name and property address (civic);
- Depth of topsoil;
- Depth of crushed stone;
- Depth of filter medium used;
- Depth and dimensions of contact area required;
- Depth to bedrock/groundwater table;
- Depth to hardpan/soils T-time >15min/cm;
- Height above/below existing grade of ground surface;
- Show side slopes of bed/mantle;
- Existing grade/Finished grade; and
- Distance between pipes.
Payment can be made online through Cloudpermit, in person at the township office or mail in a cheque.
We cannot accept payment over the phone, via EFT/E-transfer or through the taxes payment portal.
Unfortunately, the Township does not have copies of surveys in Seguin. Contact the Land Registry Office or seek legal counsel to obtain a copy of a survey.
